SUBJECT:      Report of the actions taken for the Modifications Hearing on Monday, September 24, 2007

 

Item 1:             Lot Line Adjustment No. LA2007-010 (PA2007-174)

1907 and 1915 Chubasco Drive

 

To allow the adjustment between two parcels of land, taking the land from one parcel and attaching it to the other. There will be no change in the number of parcels. Both parcels front Chubasco Drive. The property is located in the R-1 District.

Item 2:             Condominium Conversion Permit No. CC2007-003 and Parcel Map No. NP2007-019 (PA2007-175)

1351 East Balboa Boulevard

 

To convert an existing duplex into a two-unit condominium project. No waivers of the development standards are proposed with this application. The code required two-car parking per unit will be provided. In addition, the approval of a Tentative Parcel Map application was requested to create two condominium units. Each dwelling unit will be provided the minimum code required parking. No exceptions to Title 19 development standards are proposed with this application. The property is located in the R-2 District.

Item 3:             Modification Permit No. MD2007-055 (PA2007-140)

501 Catalina Drive

 

To allow addition and alteration to an existing single family dwelling that currently encroaches into the front and side yard setbacks. Portions of the proposed addition will encroach 6 feet into the 10-foot rear yard setback (where no encroachment currently exists); into the northwesterly side yard setback; and 14 feet (original request was 16 feet) into the 20 foot front yard setback (adjacent to Clay Street), where a portion of the building encroaches 10 feet. The property is located in the R-1 District.

Item 4:             Modification No. MD2007-066 (PA2007-165)

900 East Balboa Boulevard

 

To allow the alteration and remodel of between 25% and 50% of the existing gross floor area of an existing non-conforming triplex that will be converted to a single family residence. The existing triplex is non-conforming since it exceeds the allowable height limits. The property is located in the R-2 District.

Item 5:             Modification Permit No. MD2007-067 (PA2007-168)

920 Kings Road

 

To allow the encroachment into the 20-foot front yard setback of below grade retaining walls attached to and part of the foundation of a proposed single family residence with subterranean parking. The retaining walls range in height from zero to 3-feet 6-inches above existing grade. The property is located in the R-1 District.

Item 6:             Modification Permit No. MD2007-068 (PA2007-172)

407 East Balboa Boulevard

 

To allow a second floor addition and alterations to the first floor of an existing non-conforming mixed-use building. The proposed addition is between 25% and 50% of the total gross floor area of the existing structure. Also included in the request is to allow a deck on the second floor which encroaches into the required front yard setback. The existing building is non-conforming since it currently encroaches into the front and rear yard setbacks and does not provide the size or number of parking spaces required by the Zoning Code. The Code required two-car parking will be provided as a part of the proposed project. The property is located in the SP-6 (Central Balboa Specific Plan-RP, Residential Professional) District.
