To approve a Tentative Parcel Map application for condominium purposes. The existing duplex will be demolished and a new duplex will be constructed. The required two-car parking per unit will be provided. No exceptions to Title 19 development standards are proposed. The property is located in the R-2 District.

To merge and adjust interior lot lines between two existing lots and a portion of an existing lot to create two individual parcels, each for single-family development. Also included in the application is a request to waive the requirement to file a parcel map per Title 19 of the Newport Beach Municipal code (Section 19.68.060D) since no more than one lot will be eliminated. The property is located in the R-1 District.

Item 11:           Modification Permit No. MD2007-072 (PA2007-192)

117 38th Street

 

To allow for the proposed interior clear width of two single-car garages at 8-feet 9˝-inches, where the Zoning Code requires a minimum clear interior width of 9-feet 3-inches. The proposed configuration will provide an individual garage and carport space for each of the proposed condominium units. Since the proposed duplex is located on a 25-foot wide lot and is 19 feet wide, the required garage single parking space width cannot be achieved. The property is located in the R-2 District.
