Item 1:             Lot Line Adjustment Permit No. LA2007-006 (PA2007-095)

17 and 21 Hermitage Lane

 

Request to allow the adjustment of the property line between two adjacent parcels of land for single-family development. The property is located in the PC-8 (Big Canyon Planned Community) District.

Item 2:             Modification Permit No. MD2007-045 (PA2007-106)

518 South Bay Front

 

Request for a modification permit to allow the alteration and remodel to convert an existing non-conforming duplex into a single family dwelling. The existing duplex is non-conforming because it encroaches into the required front and side yard setbacks, exceeds the allowable floor area, and has a two-car garage. Zoning Code provisions allow the structural alteration of non-conforming structures up to 50% in conjunction with the review and approval of a Modification Permit. The property is located in the R-1.5 District.

Request for a modification permit to allow an addition to an existing second floor deck to extend and encroach a maximum 2 feet into the required 5-foot front yard setback. The property is located in the R-2 District.

2801 Catalpa Street and 701 Camphor Street

 

Request for a modification permit to allow a combination retaining wall and fence to exceed the 6-foot height limit allowed for fences and walls within the required 10-foot rear yard setback. The combination retaining wall and fence will vary in height from 6 feet to 10 feet 6 inches. The property is located in the R-1-B District.
