Request to combine a lot and portion of a lot to create one parcel for two-unit condominium purposes. The property is located in the R-2 District.

2209 and 2233 West Balboa Boulevard

 

Request to merge 7 lots into a single parcel of land in conjunction with remodel of an existing commercial building. The property is located in the SP-6 (Cannery Village/McFadden Square) and RSC (Retail Service Commercial) District.

Request to encroach into the required rear yard setback with a 4-feet 6-inch tall, combination transformer and concrete pad, and fourteen (14) 3-foot tall protection bollards. The transformer and concrete pad will encroach up to 6-feet 6-inches and the protection bollards encroach up to 8-feet 6-inches into the required 10-foot rear yard setback (alley setback). The property is located in the SP-6 (Cannery Village/McFadden Square) and RSC (Retail Service Commercial) District.

Item 4:             Modification No. MD2007-053 (PA2007-124)

339 Milford Drive

 

Request to allow the retention and construction of a block wall and five pilasters constructed to a maximum height of 9 feet that will be located within the required 20 foot front yard setback adjacent to the East Coast Highway property line. The Zoning Code limits the heights of fences and walls within the front yard setback to a maximum of 3 feet. The application also includes a request to allow the retention and addition of a hedge that ranges in height from 6 feet to 12 feet tall also to be located within the 20 foot front yard setback. The property is located in the R-1-B District.

Item 5:             Modification No. MD2007-054 (PA2007-134)

443 Harbor Island Drive

 

Request to exceed the 3-foot height limit allowed in required front yard setbacks adjacent to Newport Bay. The proposed project consists of 5-foot high tempered glass walls adjacent to the side property lines at the front edge of the pool, and a 5-foot high gate. The walls and gate are for pool protection structures required by the Building Code. The property is located in the R-1 District.
