To encroach into the required rear yard
setback with a 4-foot 6-inch tall, combination transformer and concrete pad,
and fourteen (14) 3-foot tall protection bollards. The transformer and concrete
pad will encroach up to 6-feet 6-inches and the protection bollards encroach up
to 8-feet 6-inches into the required 10-foot rear yard setback (alley setback).

To exceed the 3 foot height limit
allowed for fences and screen plantings in the required 86-foot front yard
