Item 1:             Modification Permit No. MD2007-053 (PA2007-124)

339 Milford Drive

 

To allow the retention and construction of a block wall and five pilasters constructed to a maximum height of 9 feet that will be located within the required 20 foot front yard setback adjacent to the East Coast Highway property line. The Zoning Code limits the heights of fences and wall within the front yard setback to a maximum of 3 feet. The application also includes a request to allow the retention and addition of a hedge that ranges in height from 6 feet to 12 feet tall also to be located within the 20 foot front yard setback. The property is located in the R-1-B District.

Item 2:             Modification Permit No. MD2007-059 (PA2007-135)

2233 West Balboa Boulevard

 

To encroach into the required rear yard setback with a 4-foot 6-inch tall, combination transformer and concrete pad, and fourteen (14) 3-foot tall protection bollards. The transformer and concrete pad will encroach up to 6-feet 6-inches and the protection bollards encroach up to 8-feet 6-inches into the required 10-foot rear yard setback (alley setback). The property is located in the SP-6 (Cannery Village/McFadden Square) and RSC (Retail Service Commercial) District.

Item 3:             Modification Permit No. MD2007-050 (PA2007-111)

1132 Ebbtide Road

 

To exceed the 3 foot height limit allowed for fences and screen plantings in the required 86-foot front yard setback with the retention of the following existing elements: 1.) hedge, 2.) a portion of an entry gate, 3.) a pilaster, and 4.) sculpture. Also included is a request to permit the addition of a new 10-foot tall sculpture and retention of the existing screen planting (hedge) that encroach into required 86-foot front yard setback. The application includes a request to allow the retention of an existing vehicle access gate located within the 6 foot side yard setback. The property is located in the R-1-B District.

Item 4:             Modification Permit No. MD2007-055 (PA2007-140)

501 Catalina Drive

 

To allow addition and alteration to an existing single family dwelling that currently encroaches into the front and side yard setbacks. Portions of the proposed addition will encroach into the 10-foot rear yard setback; into the northwesterly side yard setback; and into the 20 foot front yard setback (adjacent to Clay Street). The property is located in the R-1 District.

 

This item has been continued to the 09/10/07 Modifications Hearing.

Item 5:             Modification Permit No. MD2007-060 (PA2007-152)

418 Redlands Avenue

 

To permit remodel and addition of between 25% and 50% of the existing gross square footage of an existing non-conforming single-family dwelling unit. The addition will conform to all required setbacks. The single-family structure is non-conforming since it encroaches into the required front yard setback. The property is located in the R-1 District.

To allow the replacement and expansion of an existing patio deck that exceeds the permitted 3 foot height limit for structures located within the front yard setback adjacent to the bay. The property is located in the R-1 District.
