The project site is located in Koll Center Newport, at 4440 Von Karman Avenue (Assessor Parcel Numbers [APN] 445-131-04, 09, 29, and 30). The site is approximately 12.7 acres and is currently developed with surface parking lots and common landscape areas for Koll Center Newport. The irregularly-shaped site is generally bordered by Birch Street to the northeast, Von Karman Avenue to the west, and existing office uses and associated surface parking lots and garages to the east and south.
The proposed development consists of 312 residential apartment units and 852 stalls within the apartment garage, a detached 278-stall parking structure, and a 0.5-acre public park. With a density bonus component, the development will include 299 market-rate units and 13 very-low affordable units. The apartment building consists of 4 stories of residential units over 1 level of on-grade parking and 2 levels of below grade parking with an overall building height of approximately 70 feet. The proposed free-standing garage will consist of 3 levels of parking with an overall height of approximately 40 feet.
